Brownfield town centre commercial and residential redevelopment
We were invited to the 2nd stage of this RIBA urban regeneration competition, for the former home of JCB in Uttoxeter town centre. The relocation of the Heavy Products manufacturing plant has created a large vacant site on the doorstep of the market town. The mixed-use masterplan sought to create a new linear park for the town, alongside 250 homes, offices, retail space and a health complex.
Our approach initially consider how this large development could best be ’stitched in’ to the fine grain of the historic town core. We sensitively planned how the proposed uses could be accommodated on the site, with a scale, density and intricate street pattern that reflected and made connections to the existing street network.
The proposals also respond to Picknal Brook, the rail line, and the by-pass, which combine to create a significant barrier along the southern edge of the site. Our scheme includes a linear park that connects into the existing playing fields, provides a new amenity for the town, and serves as an environmental buffer that can accommodate localised flooding from the brook.
